    Training Topics

Scroll through the information below to see some of the many topics we can train your community on. If you do not see the topic or area your HOA has questions about, just let us know.

    Governance & Leadership

    • General Board Training: Learn the "Dos and Don’ts" of being a board member. We cover your legal duties and how to avoid common pitfalls.
    • Elections & Voting: Ensure your community’s voice is heard. We explain how to run fair elections and what to do if you can’t get a quorum (enough people) to vote.
    • Governing Documents: Your CC&Rs and Bylaws are the "Constitution" of your HOA. We help you understand how to read them and how they interact with State Law.
    • Meetings: Learn how to run efficient meetings that stay on track and follow the law regarding notice and transparency.

IMPORTANT: We do not evaluate your governing documents or provide legal information about disputes or issues your community may be facing.

    Financial Health & Maintenance

    • Budgets & Reserves: Where does the money go? We explain how to plan for the future, so you have enough saved for big repairs without needing special assessments.
    • Maintenance & Landscaping: Understand who is responsible for fixing the roof versus the fence, and how to manage common areas effectively.
    • Insurance: HOAs have complex insurance needs. We discuss what the association must cover versus what the individual homeowner should cover.

    Compliance & Rights

    • Rules & Statutes: Rules help keep a community orderly, but they must be fair. We cover how to create, update, and enforce rules legally.
    • Ombudsman Office Information: Learn about the free resources our office provides to help resolve disputes before they end up in court.
    • Declarant Control: Transitioning from the Developer to the Homeowners is a big step. We explain how this process works and what to watch for.

      Important Note

      What This Training Is:

      • An educational deep-dive into Utah Law and best practices for community living.

      What This Training is Not:

      • This is not a legal consultation. Our attorneys cannot tell the board how to vote on a specific issue, nor can they provide legal strategies for active lawsuits. We provide the "map," but your community chooses the "destination."
